How can we help you sell your multifamily property? We've listed over 20 different ways below. We commit to getting your property sold. Marketing basics - for every multifamily listing we serve

These are just the basics. Your final marketing plan will include other features that will depend a lot on your property and your goals.

1. Market your property to the members of the Apartment Association of South Central Wisconsin. We have the contact information for over 300 existing multifamily owners, a key audience for your listing.

2. Promote your listing on the South Central Wisconsin MLS, LoopNet.com and PropertyDrive.com, exposing your property to investors and agents that serve investors.

3. Use search engine optimization to target buyers of multifamily real estate. We will create a web site that will rank very highly in the Google rankings, giving your listing exposure to buyers who are searching for multifamily properties on the web. To see how we already do this, go to Google and enter "Dane County MLS". You'll see www.DaneCountyMarket.com shows up second in the organic search results. Our multifamily web site will also place very highly in the Google organic search rankings.

4. Post your listing on the DaneCountyMarket.com home page. Our web site has become a popular destination for local buyers and continues to grow quickly. We currently receive over 6,000 unique visitors and over 80,000 page hits per month. In addition to our web site, your listing will appear on hundreds of other web sites such as Wisconsinhomes.com, Realtor.com, Google, Yahoo Real Estate, Zillow, Trulia, Oodle, RealtyTrac, RealEstateBook.com, HotPads.com, Point2Home.com, Geebo.com, Yuvie.com, Homescape.com, Propsmart.com, HouseLocator.com, FrontDoor.com, and BobVilla.com.

5. Use blogging to promote your listing and promote the opportunities that exist in multifamily real estate. Our blogs on ActiveRain.com and Localism.com will expose your listing to a large contingent of real estate agents. Our blogs on Madison.com and Blogger.com will give your listing great exposure to both real estate agents and the general public.  

6. Advertise your home in The Real Estate Book, giving your listing additional online and print media exposure.

7. Place weekly advertisements on craigslist, which will include a professional virtual flyer with plenty of pictures and information about your listing.

8. Perform a "reverse search" of the MLS and contact real estate agents assisting clients that are looking for a property similar to yours. Invite these agents to tour your home.

9. Contact top-producing agents, and let them know about your multifamily listing.

10. Market your property to members of the Dane County Real Estate Investment Group. We are in the process of forming an investment group that will include both real estate professionals and anyone with an interest in real estate investing. In addition to having a strong presence on Madison.com, we will be holding several meetings throughout the year.

11. Provide your listing with its own web site, based on the address of your property (for example, 123mainstreet.com). We'll post your web address with your yard sign. This gives viewers of your sign an easy way to learn more about your listing.

12. Provide your listing with text message marketing. Your yard sign rider will include a text message number. Buyers will be able to text the number and receive an immediate response that will include pictures and the details of your listing. Our system stores the buyer's cell phone number, allowing us to follow up directly with the buyer.  

13. Create professional print flyers for you, so you can let people know about your listing at your place of work, place of worship, etc. See item #15 below to see how you can save money by finding your buyer.

14. Create a high quality, electronic flyer that you can email to you own network of friends, neighbors, co-workers, and family members. Your contacts can then spread the word about your listing to their own set of acquaintances. Item #15 below explains how you can save money by finding your buyer.

15. Implement a variable commission structure. We offer variable commission incentives that will provide you with a nice savings under two different scenarios.

  • If the Dane County Market team finds your buyer, and the buyer is not working with another agent, we can substantially reduce your overall commission.
  • If you, a friend, an acquaintance or family member finds the buyer, and the buyer is not working with another agent, we can substantially reduce your commission under this scenario, too.

We can offer a large commission savings for the two scenarios above because we've worked together to eliminate an agent on the buying side. There's no reason you should need to pay the full buying side commission if we've worked to eliminate a second agent from the transaction.

16. Provide regular updates on changes in the multifamily market, including information on price changes, new properties entering the market, recently accepted offers, and recent closings (including sales price). Our goal is to make sure your listing remains competitive with the other multifamily listings on the market.

17. Provide regular feedback from agents and buyer candidates who have toured your property to make sure your marketing plan stays on track.


More multifamily marketing options

Depending on your goals, your property, occupancy and location, we can customize your marketing plan to include a number of additional marketing strategies. For example:

1. Hire a professional cleaning crew for 10 hours of detailed cleaning.

2. Hire an interior designer who will help your property show its best.

3. Hire a professional photagrapher to create the photos for your listing. Over 90% of all buyers now go online when they search for real estate, so it's highly beneficial for the online photos to be of very high quality. Great photos can create a great impact. Our photographer uses high-end equipment with a wide angle lens. He adjusts for lighting to make each room appear as bright and as spacious as possible.  

4. Create a virtual tour of your property, using the services of the photographer noted above. Our virtual tours can include panoramic and/or video tours 

5. Create a professional, high quality marketing booklet for every individual that tours your property.  

6. Promote a multifamily open house event. We will organize and coordinate a large-scale multifamily open house event that includes agents and listings from multiple brokerages. We'll promote the event through our connections with all of the large local media outlets, including 55 different contacts in the print, televison and radio media.

7. Place directional signs in the neighborhood. Depending on location, some well-placed signs can help guide commuters to your property.

8. Implement other strategies that are a particularly good fit for your listing. We'll be happy to sit down with you, learn more about your goals, and offer you some additional suggestions. We'll also look forward to learning about any creative marketing ideas that you may have for your listing.
